Project Overview

The 2200 Homestead Road project is one of the Town’s first efforts to develop affordable housing on Town land. The development concept reflects the project vision of an inclusive, mixed income community offering a variety of housing types that serve a variety of housing needs.

The project will include about 90 affordable housing units targeting household incomes falling between 30% or less and 115% of Area Median Income.  The housing mix includes rental apartments and for sale duplexes and townhomes surrounded by a variety of community amenities, including a multi-use greenway path, walking trails, basketball court, and a community garden. Background

In September 2017, the Town Council dedicated a 14-acre parcel of Town-owned land at 2200 Homestead Road for mixed-income housing and authorized the Town Manager to explore development potential on the site.  In June 2018, the Town Council reviewed an early concept for the development of 2200 Homestead Road and in November 2018 provided approval to issue a Request for Qualifications to identify potential development partners.

In February 2020 the Town executed a Memorandum of Understanding with the Homestead Housing Collaborative as the project’s potential development partner.  The Collaborative is led by the Self Help Ventures Fund in partnerships with CASA, Community Home Trust, and Habitat for Humanity of Orange County, all affordable housing providers in the Triangle region. In October 2020, the Town submitted a conditional zoning application that was approved by Town Council on May 19, 2021. Since then the development team made additional changes to the site plan and received Council approval for a modification to their conditional zoning on November 29, 2023.

NEXT STEPS

The development team is working on obtaining all remaining permits needed and securing funding. The Town anticipates breaking ground by fall 2024.
